Fire Door Repairs, Upgrades and Replacements

Keeping fire doors within specification

Many fire doors that fail inspection can be restored without replacement. Worn seals, excessive gaps, defective closers, hardware faults and frame damage are repairs, carried out with components compatible with the door’s test evidence. Where a door cannot be brought back to the rating the building requires, we upgrade it or replace the doorset, and we set out which applies and why before works begin. Every door is photographed before and after, with the record held against that door in our compliance platform.

Fire Stopping: Compartment Lines

How compartmentation contains fire and smoke

Buildings are divided into compartments by fire-resisting walls and floors, designed to contain a fire within one area for a defined period while occupants escape and the fire service responds. Breaches occur when that construction is penetrated or damaged, typically by cabling, pipework, ductwork or previous building works, allowing fire and smoke to pass between compartments. Our compartmentation surveys identify them; this service closes them.

Fire Stopping: Restoring the Line

Sealing breaches and rebuilding fire resisting construction

Each breach is sealed with a fire stopping product installed to the manufacturer’s tested detail for that type of penetration, and where a wall or ceiling is missing, incomplete or below standard it is rebuilt as fire-resisting construction. Every repair is photographed, the product and detail recorded and the location referenced to the survey, so that the compartment line can be shown to have been restored rather than patched.

Why Choose Broadland Fire Safety

Frequently Asked Questions

Answers to the questions we are asked most often about remedial works.

Remedial works are identified through a fire risk assessment, fire door inspection or compartmentation survey, each of which provides a prioritised list of doors or breaches that fall below the standard the building requires. We price the works from that list, whether the report is ours or another consultant’s.

In most cases, repaired. Seals, gaps, closers, hinges and hardware account for the majority of failures and can be rectified on the existing door. Replacement is recommended where the leaf or frame is damaged beyond repair, where there is no evidence that the door is a fire door and it cannot reasonably be upgraded, or where the building requires a higher rating than the door can provide. We set out which applies to each door and why.

Breaches happen when fire resisting construction is penetrated or damaged, often by cabling, pipework, ductwork or general building work, leaving gaps that let fire and smoke pass between compartments.

The service includes rebuilding and installing fire resisting construction where the wall or ceiling itself is missing, incomplete or below standard, as well as sealing breaches with correctly specified fire stopping products. Our team stays current with all UK fire safety legislation, British Standards, and building regulations through continuous professional development and industry training. We conduct all work in accordance with the Regulatory Reform (Fire Safety) Order 2005, Building Regulations Approved Document B, and relevant British Standards including BS 8214 and BS 9999.

Remedial work sits alongside assessment and survey services rather than replacing them. It turns identified findings into the physical repairs, upgrades and installations needed on site.
