The ongoing, day to day oversight that keeps your building’s fire safety compliant, documented and under control.
Fire compliance management is the continuous oversight of everything that keeps a building safe from fire and demonstrably compliant. It operates in much the same way as facilities management, focused solely on fire safety. Rather than treating fire safety as a periodic exercise, it ensures that assessments remain current, that testing, inspection and servicing take place when due, that actions are closed and that the records exist to prove it, throughout the life of the building.
Keeping fire risk assessments up to date and making sure the actions arising from them are carried out.
Scheduling, coordinating and recording the routine testing and servicing of fire alarms, emergency lighting, fire doors and firefighting equipment, so that nothing lapses.
A named point of contact for every building, managing contractors and remedial works, tracking defects to closure and reporting progress to you.
For each building: the fire risk assessment review cycle and the actions arising; the fire door checks required under the Fire Safety (England) Regulations 2022 for blocks over 11 metres; the routine testing and servicing of alarms, emergency lighting, smoke control and extinguishers, scheduled and the records collated; the fire safety instructions and fire door information residents must receive; periodic inspection of the common parts; and a regular compliance report showing what is current, due and outstanding, all held in our compliance platform with visibility for you and your clients.
Managing agents and RMC directors who require a single, accountable provider to manage fire compliance across their blocks. Freeholders and housing providers who must demonstrate, if challenged, that their duties were discharged on time. Accountable persons for higher-risk buildings who must evidence ongoing management as part of a safety case. The service scales from a single building to portfolios of several hundred.
Fire safety is not a fixed state. Buildings change, occupancy changes, systems age, and the duties on the responsible person under the Fire Safety Order continue throughout. When a fire officer or insurer asks, the question is rarely whether an assessment was carried out, but whether its actions were closed and the testing recorded. Compliance management ensures the answer is yes.
We appoint and oversee contractors on your behalf and track every defect until the repair is complete and recorded.
Evacuation arrangements and personal plans for residents who need help to escape are reviewed and kept up to date.
Proposed works and changes of use are checked against the building’s fire strategy before they go ahead, so the protection stays intact.
The Regulatory Reform (Fire Safety) Order 2005 places continuing duties on the responsible person: to review the fire risk assessment, to maintain fire precautions, to keep records and to provide information to residents. For blocks of flats over 11 metres, the Fire Safety (England) Regulations 2022 add quarterly checks of communal fire doors and best endeavours annual checks of flat entrance doors, with records of each attempt. Compliance management keeps these duties on a schedule and retains the evidence that they were met.

“We used Broadland Fire Safety to carry out fire risk assessments across three of our properties in the Norwich area. The assessor was highly professional, explained everything clearly, and the final report helped us correct issues we didn’t even know existed. Highly recommended.”

Answers to the questions we are asked most often about compliance management.
A fire risk assessment is a point-in-time exercise that establishes the position on the day and the actions required. Compliance management is what happens between assessments: actions closed, checks and tests completed on time, records maintained and the next review scheduled before it falls due. One is a document; the other ensures the document remains true.
The schedule and the evidence. We know what each building requires and when, ensure that inspections, testing and servicing take place, collate the resulting certificates and reports, pursue outstanding actions with contractors and report the position to you, so that any question from a director, resident or fire officer can be answered the same day.
The responsible person carries ongoing obligations under fire safety legislation. Fire management gives owners, landlords and managing agents a structured way to meet their ongoing duties consistently.
Fire safety is not a fixed state. Buildings change, occupants change, systems age, and legal duties continue year after year. Fire safety measures have to be actively maintained, monitored and managed throughout the life of a building.
